Expert Guidelines: Riesberg Lunn follows guidelines endorsed by the American Institute of Architects: Recommended Practices for Design Professionals Engaged as Experts in the Resolution of Construction Industry Disputes. The guidelines as well as comments regarding our methods of working within their framework are included for your review. 

Reports: Our reports are structured to present the problem, the solution, and responsibility. We strive to be methodical and logical with a focus on the client's need to understand the issue and the risks associated with it.  We write reports which identify and clearly explain the issues in litigation. Typical analysis includes a survey of the physical conditions of the building, document review, Code, industry standard and product research. In order to assist lawyers determine culpability, we analyze the actions of the designers, the builders, and the owners.  Forensic architecture and engineering is distinctive in that it requires a look into the past to see not only what the design professional designed years ago, but also what Codes were in effect, what the effective edition of the Code required as to the issue in contention, and how products were generally used and installed at the time of the building's construction. 

After analyzing the design, Code requirements, industry standards, and physical conditions, we draw conclusions as to culpability and explain the reasoning behind the conclusion. We can prepare culpability worksheets which provide a numeric breakdown of various problems in a distressed building, the party or parties responsible for the deficiency, and an opinion of the required repair costs associated with each problem. The culpability worksheets help provide a clear understanding for the client of the risks associated with each issue to aid in settlement or non-settlement decisions. 

We have proven experience in preparing exhibits, such as photographic documentation for use in legal proceedings. Our intent in the preparation of all of these tools is to clarify and explain the issues in contention.
